Here’s what an appraiser looks for in your home.
It can be fun to take a guess at the value of your own home. We think about the remodels and updates that we have done over the years and how these things add value. But when it really comes down to it, you need a certified real estate appraiser to get to an official value of your home. With that said, let’s take a look at some of the things an appraiser looks for to determine your property value.
Outside of the home
Your appraiser will likely start out by inspecting the outside of your home. The age of the home, location and quality of the structure are a few of the main components that will be evaluated. The roof, gutters and foundation will also be looked at. Some factors may be out of your control — like that of the neighborhood that you live in. Your home will be compared against those homes that were recently sold in the area. All of these factors will have an impact on the final estimated value of your home.
Inside the home
Next comes the inside of your home. Square footage is important, while other factors come into play too — such as the number of bedrooms and bathrooms, size of the rooms (especially the kitchen), heating, plumbing, quality of your appliances and potential health and safety issues. Don’t stress yourself out about having the nicest furniture or artwork — appraisers aren’t concerned much about these things. Layout and size are much more influential on the final value.

Most appraisers use Fannie Mae’s Uniform Residential Appraisal Report. You can take a look at that form here. This will help give you an idea of exactly what your appraiser is working from when valuing your home.
